This marketing plan has been prepared to review the various steps to a successful sale, and to give you greater insight into the resources and skills of your Century 21 House of Realty, Inc. sales associates.

Getting Started Quickly and Aggressively

Often times, the most interested buyers are those generated in the first few days or weeks. As soon as you authorize us to market your property, we get started. Our marketing approach is to work aggressively to maximize exposure of your property to:

We will:

  • Arrange for installation of our nationally recognized Century 21 yard sign (as agreed upon and subject to local ordinances).
  • Submit your property to the Egyptian Multiple Listing Service.
  • Arrange for a preview by other real estate professionals.
  • Describe how our systematized marketing plan using various media will attract buyers resulting in maximum exposure for your property.

Advertising and Promotion

Marketing your property successfully usually involves more than a yard sign or classified ads. A more strategic approach includes an analysis of the most probable buyers and targeting our marketing efforts in that direction. Because Century 21 House of Realty, Inc. pursues an aggressive overall advertising program, coupled with professional sales associates, we can attract prospective buyers who, in most cases, desire to look at several properties (including yours), not just the home being advertised.

We will:

  • Prepare a comprehensive listing data sheet for submission to the Egyptian MLS including the features and benefits of your home.
  • Provide photographs for display in the Egyptian Multiple Listing Service, Homes Magazine, and various internet sites.
  • Describe our advertising program and how your property can best be included. This includes a discussion of the various media that are used to expose your property which may include all or most of the following:
    • The “Southern Illinoisan” regional newspaper.
    • Various local newspapers such as the “Marion Daily Republican,” the “Herrin Spokesman,” the “Carterville Courier,” the “Carbondale Times,” the “Goreville Gazette,” the “West Frankfort Daily American,” the “Murphysboro American,” and the “Vienna Times.”
    • Various Homes Magazines including the “Williamson County Book of Homes,” the “Jackson County Homes Book,” the “Southern Illinois Real Estate Guide,” and, periodically, the “Franklin and Johnson County Homes Magazines.”
    • The Lake of Egypt Map and Real Estate Guide, published monthly from March through October and available at restaurants, gas stations, marinas, and other commercial establishments around the Lake of Egypt.
    • Various internet sites, such as: realtor.com, century21.com, egyptianhomes.com, lakehomes-usa.com, c21houseofrealty.com, sihometours.com, and homezonetv.com.
    • Participation in enhanced features available on various internet sites, such as the “Featured Homes” program, as well as the “Virtual Tour” option.
    • Our “Just Listed” Postcard Program and other assorted brochures delivered by direct mail or through the brochure box placed in the front yard.
    • Various T.V. and radio promotions promoting Century 21 House of Realty, Inc. as the best source of real estate information and assistance for buyers in the Greater Williamson and Jackson County area.

Setting The Right Price

Establishing a listing price requires extensive research plus practical experience. Our Competitive Market Analysis will outline the facts about the current real estate marketplace and will compare your property with similar real estate sold recently or presently on the market. These facts are a matter of public record and will include specifics about the condition of these properties, comparable features and improvements, and financing terms ­ all of which can help you determine an optimal asking price.

We will:

  • Review with you a carefully researched Competitive Market Analysis.
  • Estimate net sale proceeds based on the most probable selling price.
  • Suggest other financing terms where appropriate.
  • Keep you informed of market activity and changes that occur during the course of your listing.

Keeping You Informed

Communication is essential in working together to sell your property. It’s important for arranging appointments, telling us if you’re going to be away, or keeping you informed of our progress in marketing your home.

We will:

  • Provide periodic updates as agreed upon.
  • Discuss with you comments received about your property.
  • Present all written offers as soon as possible.
  • Keep you informed of progress after a purchase agreement is accepted, all the way through closing.
  • Report any changes or conditions affecting the sale, without delay.

Making Recommendations

Our sales associates are trained in presenting property in its most favorable light. Your property will be thoroughly reviewed; we will then make recommendations on enhancing its sale-ability ­ minor repairs, redecorating or similar suggestions. We also provide a list of professional selling techniques to make your property even more appealing to prospective buyers.

We will:

  • Arrange for an inspection of the property and point out possible areas of concern.
  • Review applicable laws and/or regulations regarding the disclosure of any conditions affecting the property.
  • Discuss certifications and warranties that may be required by the buyer, lender or government authority.
  • Review professional selling techniques on making the property more saleable.
  • Keep you informed of feedback on your property, particularly comments or concerns relating to its condition.

Attention to Detail

In today’s complicated, legalistic business world, it’s important to follow routines and regulations in completing a sale. This means meeting deadlines and expiration dates, ordering certifications, pay-off statements, title searches, surveys or other requirements.
